On September 2023 the Council of State approved and published the Presidential Decree (Government Gazette D’734) on the landmark investment of "Kerameia Allatini" (Allatini Ceramics) in the city of Thessaloniki adopting the proposed: a) Special Urban Plan in the area “Kerameia Allatini” of the Municipality of Thessaloniki, b) Urban Implementation Plan and c) Plan’s Implementation Act.
For the first time in Greece, three stages of urban planning (Special Urban Plan - Urban Implementation Plan - Implementation Act) were approved by the same Presidential Decree, in less than one year of the approval of the Strategic Environmental Impact Study. Preexisting land-use and urban planning in the area also played an important role. With this Special Urban Plan, the development of the Allatini property is achieved with respect to the cultural heritage of the listed monument through:
(a) the creation of a unified large green space with characteristics of an urban park,
(b) the construction of a new 100m high landmark building with high architectural value, which will give an additional character of metropolitanism to the wider area - and will give prominence to the listed complex of "Kerameia Allatini".
It is also the first time in Greece, except for the case of “Hellinikon” in Athens, that both a special legal study and a special documentation study of a high-rise building architectural analysis (implemented by our office) were prepared as regards the 100m high landmark building, aiming at the saliency and preservation of the listed complex of "Kerameia Allatini".
